Terms & Conditions

These Terms & Conditions govern all stays, events, and use of the Limestone Fields property and website. By making a reservation or submitting an inquiry, you agree to these terms. Please read them carefully.

The Property

Limestone Fields is a private lakefront retreat located at 159 LCR 890, Jewett, TX 75846, on the shores of Lake Limestone. The property includes multiple cabin accommodations and shared event spaces collectively referred to as "the Property."

Reservations & Payment

All reservations require a signed rental agreement and deposit to be confirmed.
A deposit of 50% of the total booking amount is due at the time of reservation. The remaining balance is due 30 days prior to your arrival date.
Reservations made within 30 days of arrival require payment in full at time of booking.
Rates and availability are subject to change until a reservation is confirmed in writing.

Cancellation Policy

More than 60 days before arrival: Full refund of deposit, minus a $150 processing fee.
30–60 days before arrival: 50% of the total booking amount is forfeited.
Less than 30 days before arrival: No refund. We strongly recommend travel insurance.
Limestone Fields reserves the right to cancel a reservation due to circumstances beyond our control (severe weather, property damage, etc.). In such cases, a full refund will be issued.

Check-In & Check-Out

Check-in: 4:00 PM
Check-out: 11:00 AM
Early check-in and late check-out may be available upon request and are subject to availability. Additional fees may apply.
Guests are responsible for leaving the property in the same general condition as found. Excessive cleaning or damage will be charged to the guest.

Occupancy

Maximum occupancy limits are posted for each cabin and for the property as a whole. Exceeding posted occupancy limits is not permitted and may result in immediate termination of the stay without refund.
All guests and visitors present on the property are the responsibility of the primary guest.

Property Rules

To protect the experience for all guests and the integrity of the property, the following rules apply:

Quiet Hours: 10:00 PM – 8:00 AM. Please be respectful of neighbors and fellow guests.

Smoking: Smoking and vaping are not permitted inside any structure on the property. Designated outdoor areas may be used. Violation will result in a deep cleaning fee of no less than $500.

Pets: Pets are welcome with prior written approval and a refundable pet deposit. Unauthorized pets may result in forfeiture of the security deposit.

Fires: Open fires are only permitted in designated fire pits. Never leave fires unattended. During burn bans issued by Leon County or the State of Texas, all outdoor fires are strictly prohibited.

Lake & Water Safety: Swimming, kayaking, and watercraft use are at guests' own risk. Limestone Fields does not provide lifeguards. Guests assume full responsibility for their safety on and near the water.

Firearms: Texas law permits licensed carry. All guests are expected to handle firearms safely and responsibly. Reckless use of firearms on the property is grounds for immediate removal.

Recreational Substances: Consumption of recreational substances not legal under Texas law is not permitted on the property.

Events & Gatherings

Guests hosting weddings, corporate events, buyouts, or other gatherings are subject to a separate event agreement in addition to these Terms. Event-specific terms include but are not limited to:

A dedicated event coordinator must be designated for all gatherings over 20 guests.
Amplified music must end by 10:00 PM.
Catering, alcohol service, and vendor access are subject to prior approval.
A security deposit is required for all events and will be refunded within 14 days of the event date, less any deductions for damages or violations.

Damage & Security Deposit

A refundable security deposit is required for all reservations. The deposit amount varies by booking type and will be specified in your rental agreement. Deductions may be made for:

Damage beyond normal wear and tear
Missing items or furnishings
Excessive cleaning requirements
Violation of property rules

Guests will be notified of any deductions within 14 days of checkout, along with supporting documentation.

Liability & Assumption of Risk

Guests acknowledge that outdoor recreational activities — including but not limited to swimming, boating, hiking, and campfire use — carry inherent risks. By staying at Limestone Fields, guests voluntarily assume these risks and agree that Limestone Fields, its owners, and its staff are not liable for injury, loss, or damage arising from recreational activities or the guest's use of the property.

Limestone Fields is not responsible for loss or damage to guests' personal property during their stay.

Governing Law

These Terms & Conditions are governed by the laws of the State of Texas. Any disputes arising from a reservation or stay at Limestone Fields shall be resolved in Leon County, Texas.

Modifications

Limestone Fields reserves the right to update these Terms & Conditions at any time. The version in effect at the time of your reservation governs your stay.
